LGV Capital specializes in DSCR (Debt Service Coverage Ratio) loans for non-owner-occupied rental properties. These loans qualify based on the property's rental income rather than personal income, making them ideal for real estate investors — no W-2s or tax returns required.
Qualification is primarily based on the property's DSCR — the ratio of its gross rental income to its monthly debt obligations. A DSCR of 1.0 or above generally means the property covers its own mortgage. We look at credit score, loan-to-value (LTV), and property type as well. Fill out our application and we'll walk you through the specifics.
Submitting an initial inquiry or pre-qualification does not trigger a hard credit pull and will not impact your credit score. A hard pull only occurs later in the formal loan application process, and we'll always notify you before that happens.
Most DSCR loans close within 21–30 days of a completed application. The timeline depends on the complexity of the deal, appraisal scheduling, and how quickly documentation is submitted. Our team works to move as fast as possible without cutting corners.
